Prince William County announced on Mar. 24 new zoning guidelines for homeowners planning to install fences, outlining steps designed to ensure safety and compliance with community standards.
The updated requirements are intended to help residents navigate the approval process efficiently while maintaining neighborhood aesthetics and meeting safety regulations.
According to the county’s Development Services’ Land Development Division, all new residential fence installations require zoning approval, even though most do not need a building permit. Homeowners must provide a full-size, to-scale copy of their house location survey plat with the proposed fence drawn on it as part of their application. Applications can be submitted online through ePortal or in person at the Development Services Building.
Residents who belong to a Homeowners Association are reminded that HOA covenants may impose more restrictive rules than county ordinances. The county’s guidelines specify that front yard and street-facing side yard fences may not exceed 42 inches (3.5 feet) in height, while side and rear yard fences can generally be up to six feet tall. Exceptions apply if the fence is intended for swimming pool safety or pedestrian protection; in these cases, a building permit is required.
